FAQ About Core Homes

What is the first step in building a new home?

We encourage you to work with a mortgage lender and get pre-approved for your mortgage loan. Whether you have to borrow a small amount or finance the entire cost of a new home – getting pre-approved takes some stress and guesswork out of making decisions about your home.

Core Homes has several lenders we regularly work with who are familiar with our process. We would be happy to make the introductions and get you on your way.

Do I have to take out a construction loan to build my home?

No, you do not have to take out a construction loan. Core Homes funds the construction of your home until your closing.

Where can I build my home? Do I have to own my land?

Core Homes only builds homes in communities in which we own home sites. We have sites available in stunning communities located in Apison, Harrison, Ooltewah, and Soddy Daisy.

How much of a deposit is required?

While a 10% deposit is standard, there are situations where a deposit as low as 5% can be accepted.

How do I find and choose a home plan?

Many considerations go into choosing a home that will serve as the hub for all your life’s adventures big and small.

Will an aging relative be living with you? Will you need a dedicated home office?

Will you be entertaining family friends frequently?

Core Homes has a library of homes to choose from. One could fit your lifestyle perfectly. We will work with you to find the community and homesite that showcase your completed home beautifully.

What is included in the price of my home?

Each home we build includes thoughtful features woven into the construction, even those elements behind the walls. Designer finishes that are included will be discussed in detail based on the plan and community you select, making your new home a beautifully designed representation of your lifestyle and dream.

How long will it take to build my home?

Once the purchase agreement is executed, and all selections are signed off on, construction usually takes 8 months to complete. Weather is often the biggest factor in keeping a home on schedule. Once a home is “in the dry” work can go on rain or shine. Unavoidable supply chain interruptions can also extend build times.

What if I need to be in a new home quicker than 8 months?

Core Homes has an inventory of Market Homes in various stages of construction, from foundation to move-in-ready. The selections have already been made by our professional designer. The only thing you have to do is choose which one fits your time frame.

What if I don’t like the selections/finishes you offer – can I use my own architect or designer?

We want your home to be just the way you envision. We can make structural customizations and find that exact color paint you want for the master bedroom.

We have trusted relationships with our vendors, and getting your home completed on time and on budget relies on those partnerships. Using outside vendors makes it difficult, if not impossible, to warranty parts of your home. We feel confidant we can create the home of your dreams.

Are there HOA fees? And if so, what do they cover?

Most communities have a Home Owners Association if only to maintain the entrance sign and grounds. Fees, how they are paid, and what they cover vary from community to community. Contact one of our New Home Specialists to find out about specific details.

Does Core Homes offer a warranty on my home?
